Current UK Mortgage Rates for Turkish Investors

As of March 2026, the institutions offering the lowest mortgage rates for Turkish investors (and "Foreign Nationals" / non-resident investors in general) in the UK (England) are typically the Expat or International departments of major retail banks. Under current market conditions (Bank of England base rate at 3.75%), the main institutions and current rates are as follows:

1. HSBC Expat / HSBC UK

HSBC is one of the institutions with the broadest product range for non-resident investors. According to March 2026 data: Buy-to-Let rates: it offers 2-year fixed options starting from the 4.69%–4.79% band at 60% LTV (loan-to-value). Advantage: If you are a Premier customer or can put down a large deposit (40%+), HSBC often offers the most competitive rates on the market. Note: The bank was one of the first major institutions to cut rates in early 2026.

2. NatWest International

NatWest can price aggressively for international investors and applications via the broker channel. Rates: at 60% LTV, 2-year fixed rates can be as low as 3.62% (on some "Broker Exclusive" products). Buy-to-Let: standard BTL rates typically sit in the 4.50%–5.00% range.

3. Skipton International

This Channel Islands-based bank is one of the most popular niche banks for non-UK resident foreign investors. Current position: as of March 2026, 5-year fixed BTL mortgage rates start around 4.89%. Limitation: Skipton can be selective on applications from outside the EU due to regulation; it remains an important option for investors from Turkey.

Critical Points to Note

  • LTV (Loan to Value): The lowest rates always apply to 60% LTV (i.e. 40% deposit) and above. As your deposit falls to 25%, rates typically increase by 0.50%–1.00%.
  • Product Fees: Banks offering the lowest "headline" rate sometimes charge high arrangement fees (e.g. £1,999 or 2% of loan). It is better to look at total cost (APRC).
  • Stress Test: In the UK, rental income must cover a specified multiple (typically 125%–145%) of the mortgage payment.
